New Council Properties To Come To Chesterfield

Tuesday 14th December 2010

With more and more tenants on the waiting list for social housing and what the Council says is an increasing demand for affordable accommodation Chesterfield Borough Council has today (Tuesday) given it's approval for five community rooms to be converted into six new bungalows.

The Council currently has 790 applicants on its waiting list for bungalows and 891 families awaiting houses.

The community rooms are located at:
Blandford Drive
Chantrey Avenue
Glossops Croft

Newland Dale

Burns Close

There was wide public consultation over the proposal, which was first, mooted in June and the results of the exercise were positive - with 78% of tenants who responded in favour of the scheme.

The Tenant's Executive, which represents the interests of the 9,724 council house tenants also voted in favour of the proposals.

A 12-month period of monitoring will now take place in order to assess other Community Rooms on Monkwood Road and Wimbourne Crescent. The Council also voted not to increase charges on Chesterfield's remaining seven community rooms in order to encourage use.

The Council say that it is a cost effective solution - they calculate that the cost of the conversion will be around £186,000 (working out at £37,250 each bungalow).

A new build bungalow would normally cost the Council about £80,000 meaning that the cost of providing six new bungalows would be half the normal new build cost.

Cllr Tony Rogers, Lead Member for Homes and Neighbourhoods said: "By converting the community rooms into bungalows we are adding to the Council's housing stock in providing much needed new accommodation in the Borough, and thus easing pressure on the housing waiting list not only for the elderly but also for families through management of the waiting list.

"We've consulted with our tenants, community forum members and the Tenants Executive on this issue and the majority have been in favour of the conversion of the community rooms into bungalows.

"Housing budgets are under increasing pressure and as a Council our policy is to retain ownership of our homes for as long as possible. This means we have to review our assets to make sure we have sufficient finances to continue to provide quality homes and to provide new homes to meet the ever-increasing demand for affordable homes.

"However, we do realise and appreciate that there will be some community groups affected by the closures and we will work with these groups in an attempt to find suitable, alternative meeting places so the groups can continue to operate.

"With specific regards to the community rooms at Monkwood Road and Wimborne Crescent, we have taken into account the views of the Scrutiny Board and of the local community, which I believe to be the actions of a responsible and responsive Council. We will review the position in terms of usage of these facilities in 12 months time."
